New York's next mayor states his intention to reside in the storied Gracie Mansion

The city's next chief executive, Zohran Mamdani, will opt to take up residence in the historic Gracie Mansion, leaving behind his rent-controlled apartment that sparked debate in his campaign.

An Iconic Home

Built in 1799, Gracie Mansion has been the mayoral home for most New York City mayors since the post-war period.

Yet, Mamdani, for whom housing costs is a key platform, hesitated to declare he would live there right away following his triumph in November.

"This decision rested on our family's safety and the need to directing my full attention on carrying out the agenda for affordability New Yorkers voted for," the Mayor-Elect declared in his announcement.

Thanking a Neighborhood

Mamdani lived in the Astoria neighbourhood, an area renowned for its diverse immigrant communities and global cuisine.

"To the people of Astoria: my gratitude for showing us what is great about New York City," Mamdani's statement said.

"Although my address will change there, Astoria will continue to reside within me and my work," he added.

Political Debate

During his election campaign, Mamdani tied his key pledge – halting rent increases – to his own housing situation.

Yet his rivals, including ex-governor Andrew Cuomo, challenged Mamdani for living in the rent-stabilized unit despite the fact that he came from a prominent family.

A House Not Always Used

Some mayors have chosen to live at Gracie Mansion.

Michael Bloomberg, the business magnate, preferred to remain in his personal mansion on the Upper East Side during his time in office, which wrapped up in 2012.

Instead, Bloomberg said he believed it could serve as a space for official events, and advocated for a major refurbishment of the older mansion.

A Vastly Different Setting

Upon taking up residence at Gracie Mansion near his swearing-in on 1 January, he will be surrounded by an environment a stark contrast to his modest Astoria digs.

With its butter yellow paint, green shutters, and bright white balustrades, Gracie Mansion is a wedding cake of a house overlooking the East River.

Internally, the first floor of the Federal-style mansion is decorated in the spirit of the home's historical period.

The property, which is said to has five bedrooms, also includes fortified protections to safeguard the mayor and his family.

Ghostly Tales

Some residents have suggested that Gracie Mansion also has supernatural lodgers.

Chirlane McCray, the partner of previous mayor Bill De Blasio, once said that doors would sometimes open and closed by themselves, and the floors emitted odd sounds.

Outgoing Mayor Eric Adams was more certain. "I don't care what anyone says," he insisted in 2022. "It has spirits in there, man."

The Value of Rent Stabilization

Mamdani's current apartment is rent-stabilized, which means the city regulates on how much landlords can increase rent each year.

Tenants view rent-stabilized housing as essential protections as the housing expenses exceeds the means of many residents.

Records showed Mamdani was paying approximately $2,300 each month for his apartment.

Based on data from the real estate platform Zillow, the median rent for a studio or one-bedroom in New York City is $3,500 a month.
